Seller’s Pre-Listing Inspection
Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.
Four Point Inspection
Many insurance companies require a Four-Point Inspection for homeowner’s insurance and renewals for an existing policy on most homes. Our four point inspection is a separate inspection that I can perform during your home inspection or as a stand alone report if needed for your homeowner’s insurance renewal. This inspection specifically notes certain conditions pertaining to the roof structure, the electrical system, the plumbing system and the heating and cooling system. If you are a home buyer, this inspection is turned into your prospective insurance company for further review to help determine insurability. I would be glad to help you determine if this inspection is necessary.
Wind Mitigation
A wind mitigation inspection report can drastically reduce your home insurance premiums. This is a separate inspection that I can perform during your home inspection. You will receive a report to turn into your prospective insurance company for evaluation. It is not a pass/fail scenario but certain discounts can be applied to your policy based on shape of roof, method used to nail sheathing, roof material, method of attachment of roof to the walls, etc. I would be glad to help you determine if this inspection is necessary.
Wood Destroying Organism Inspection (WDO)
A WDO (Wood Destroying Organism) or Termite Inspection, as it is commonly called, is an extensive visual inspection that checks for the presence or evidence of past, on-going, or possible conducive conditions for future termite infestations. The WDO inspector visually checks for decayed wood from wood decaying fungus, signs of subterranean termite activity, drywood termite damage, or evidence from wood destroying beetles. The visual inspection consists of a home’s exterior, the interior, attic locations, and crawlspaces of applicable homes.
HUD Engineering Foundation Inspection
A HUD engineering foundation inspection is to conduct a structural inspection for determining: If the manufactured home is permanently tied down; and that the home would not float off the piers or foundation; and finally that the drainage of the house will not flood the crawlspace or basement.
WHAT ABOUT ENGINEERING INSPECTIONS OF ADDITIONS?
Decks, porches and room additions are regulated by the construction codes for each state and/or local housing authority. If the property has an addition attached after the home was sited, the attachment is not regulated by HUD Standards or Regulations. If an addition has been added to a manufactured home, it may take the home out of conformance with the Standards.
HOW LONG DOES IT TAKE TO GET AN ENGINEERING INSPECTION REPORT?
That is dependent upon the inspector you hire. Generally, inspections and reports are turned around in 2 to 3 days.
