Buyer’s Inspection

This is my very thorough typical home inspection that catches common defects, so you understand the investment your are making.  I will inspect most systems and components of your new home to advise if they are functioning properly and that they are safe. I will be glad to answer any questions that you have during and after the inspection.  I will provide you with a complete, easy to read, digital report within one day.

SELLER’S PRE-LISTING INSPECTION

Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

Four Point Inspection

If your home is 30 years or older, your insurance company will probably require a four point inspection. This is a separate inspection that I can perform during your home inspection. This inspection specifically looks at certain conditions pertaining to the roof structure, the electrical system, the plumbing system and the heating and cooling system. This inspection is turned into your prospective insurance company for further review to help determine insurability. I would be glad to help you determine if this inspection is necessary.

Wind Mitigation

Did you know that if your home was built prior to 2003, A wind mitigation inspection report can drastically reduce your home insurance premiums? Wind mitigation is a separate inspection that I can perform during your home inspection. You will receive a report to turn into your prospective insurance company for evaluation. It is not a pass/fail scenario but certain discounts can be applied to your policy based on shape of roof, method used to nail sheathing, roof material, method of attachment of roof to the walls, etc. I would be glad to help you determine if this inspection is necessary.

Our Home Inspection Includes the Following:

CONDOMINIUM / MANUFACTURED HOUSE

Condominium inspection EXCLUDES the Roof, Site, Exterior, Insulation, Attached Garages/Carports and sometimes the Structure. These systems typically are owned/maintained by the Home Owner’s Association. A typical manufactured house does not provide access to the attic space. Rarely is there an attached garage.

SINGLE FAMILY HOUSE

Inspection fee varies by size and age of house

DUPLEX

A Duplex inspection includes the entire roof and both units

4-PLEX

4-Plex inspection includes the entire roof and all units.

APARTMENT BUILDING

Includes entire roof and 4 to 8 randomly chosen apartment units.

COMMERCIAL BUILDING

Please call for a price quote. A commercial building is more involved and may require a field visit for an accurate price quote.
